filter articles by custom fields

I am planning to create a website for a local real estate agency and have a little problem finding a good way of filtering their estates.

I wanted to organize their estates with one article per estate. so far so good. What I have trouble with is that I need a way to filter the estates by more than one option.

E.g.: One of the house for rent (which could be a category) has 10 rooms, 200 sqm, 3 floors and lies within a certain part of a town.

What I now want to do is to offer a search form above a list of articles that filters by more than one option. E.g. the example house would be found under the search of houses with more than 100sqm AND 3 floors AND 5-15 rooms.

does anyone know how to do that with txp?
